For those interested in seeing why we love our community so much, please feel free to drive through and look at our homes nestled within the trees. There is a bulletin board on the outside wall of the clubhouse next to the office which will contain a list of any homes for sale and who to contact. There is also a lot map which you can take a photo of to help you find the location of any homes currently for sale. Homes are shown by appointment with the owner (or designated person).
One of the qualifiers to be a homeowner in our community is that one of the potential members must be at least 45 years old, and all potential members must submit an application and pass a background check. All homes are cash to seller. Once you have found the home you wish to purchase and an agreement has been made with the seller, the application process starts. The Rules & Regulations, By-Laws and Architectural Guidelines must be read and you must agree to abide by them before submitting application.
You can download the application from the documents section below and give the application, $55.00 fee per person and copy of each potential members drivers license to the secretary.
Each home is privately owned but the land is part of our co-op. The park is open year-round and our current dues are $105.00 -per lot per month. The dues cover the land tax, water usage, park trash dumpster pick-up, park maintenance and sewage. You are responsible for personal property taxes on the home you purchase, your electrical usage, your propane and your cable/phone/internet.
As a community owned resort, in order to control our operational costs it is critical that members participate in the running of the resort by volunteering on the Board and other various committees. Members may also need to assist with other resort tasks which may include helping to empty the brush trailer at the dump. Skilled labor volunteers (electrical, plumbing, construction, etc) are always appreciated. While none of the above is a requirement, if members do not actively participate to serve on the Board of Directors, TPRVR will have no other alternative than to contract with an outside management company to operate the resort. This will result in much higher costs per member.
